1. Acceptance of Terms

By accessing or using our website, submitting a booking inquiry, or attending any event hosted at RŪME, you acknowledge that you have read, understood, and agree to be bound by these Terms and Conditions and all applicable laws and regulations. If you do not agree with any part of these terms, you may not use our services.

2. Our Services

Space + Opportunity presents RŪME — Redefined Upscale Meetings and Events. We offer the following venue spaces and services:

• Living Rūme – Curated lounge and networking environment
• Dining Rūme – Elevated private dining experiences
• Top Rūme – Exclusive rooftop event space
• Corporate gatherings and business meetings
• Private events, celebrations, and social occasions
• Bi-annual entrepreneur networking events

We reserve the right to modify or discontinue any service at any time without prior notice.

3. Bookings and Reservations

All venue bookings are subject to availability and confirmation by Space + Opportunity. A booking is not confirmed until you receive written confirmation from our team. We reserve the right to decline any booking request at our sole discretion.

• A signed event agreement and deposit may be required to secure your reservation
• Booking details, capacity limits, and event specifics will be outlined in your individual event contract

4. Payments and Fees

Specific pricing and payment terms will be provided upon inquiry and outlined in your event agreement. General payment policies include:

• A non-refundable deposit may be required to confirm your reservation
• Full payment is due by the date specified in your event contract
• Late payments may result in cancellation of your reservation
• All prices are subject to applicable taxes and service charges

5. Cancellations and Refunds

Cancellations must be submitted in writing to info@spacenopportunity.com. Cancellation fees may apply depending on the notice period:

• Cancellations made 30 or more days prior to the event may receive a partial refund, less the non-refundable deposit
• Cancellations made 15–29 days prior to the event may forfeit 50% of the total booking fee
• Cancellations made fewer than 14 days prior to the event may forfeit 100% of the booking fee

Space + Opportunity reserves the right to cancel or reschedule events due to unforeseen circumstances, including but not limited to weather, safety concerns, or force majeure events. In such cases, we will work with clients to reschedule or provide a credit.

6. Client Responsibilities

As a client or event attendee, you agree to:

• Comply with all venue rules, health and safety guidelines, and staff instructions
• Be responsible for the conduct of your guests during the event
• Not engage in any illegal, disruptive, or disrespectful behavior on the premises
• Not bring unauthorized vendors, equipment, or substances onto the property
• Leave the venue in the same condition as it was found

Clients may be held financially responsible for any damage caused to the venue or property by themselves or their guests.

7. Photography and Media

Space + Opportunity may photograph or record events held at RŪME for marketing and promotional purposes. By hosting your event at our venue, you grant us permission to use such images and footage on our website, social media, and promotional materials. If you do not consent to this, please notify us in writing prior to your event.

8. Intellectual Property

All content on the RŪME website — including text, images, logos, branding, and design elements — is the exclusive property of Space + Opportunity and is protected by applicable copyright and intellectual property laws. You may not reproduce, distribute, or use any content without our prior written consent.

9. Limitation of Liability

To the fullest extent permitted by law, Space + Opportunity and RŪME shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of our services or attendance at our venue. We are not responsible for lost, stolen, or damaged personal belongings during events.

10. Indemnification

You agree to indemnify and hold harmless Space + Opportunity, its owners, employees, and agents from any claims, losses, damages, or expenses (including legal fees) arising out of your use of our services, violation of these terms, or conduct at our venue.

11. Governing Law

These Terms and Conditions shall be governed by and construed in accordance with the laws of the State of New Jersey, United States. Any disputes arising under these terms shall be subject to the exclusive jurisdiction of the courts located in New Jersey.

12. Changes to Terms

Space + Opportunity reserves the right to update or modify these Terms and Conditions at any time. Changes will be posted on our website with a revised effective date. Continued use of our services following any changes constitutes your acceptance of the updated terms.
